Hi, I am in a very very similar situaiton to you and have had valuaitons on my property done today, with the market etc i wont make that much on my property and will have to move back to my mum and dads, cut my losses and start again.

I think you should look at valuations just in case and see what the estate agents say about the market in your area (it isnt great in my area apparantly at the moment), its only an option and doesnt cost you anything to get it done, saying that, will your tenant be out the way?

    good luck anyway!
Dealing with debt by selling property: Mortgage- £55k, Loan on top of mortgage (northern rock goddamnit!) £10,800, Alliance and Leicester loan- £1,800, Cahoot loan- £1,300, Aim to be house-less and debt free by December 2008! Wish me luck!
