Leasehold House..Please Help :)

I was supposed to exchange today when another solicitor decided he is not happy with the criteria and terms of the lease. It's a leasehold house, £85 a year rent, 995 years remaining. Apparantly he hasn't read anything like it before, and is not happy for me to exchange contracts. He mentioned that more searches will need to be done, costing around £500 and our mortgage lender will need to be informed.
Can any one shed any light on what all this could be about? I am out of my mind with worry and the property will go to auction on the 3rd if I don't exchange beforehand.
