Mortgage and separation

Any thoughts or suggestions please...

Current mortgage with C&G (4.95% due to end May 08) Currently paying interest only £463 p/m. Balance o/s 112K, property value 135-140K.

My income £8000, tax credits £8320, maintenance £2400.

I am 26 with 2 young children
My dad may consider joint/ guarantor although he only earns £5200, he does own his property outright worth about 250K
One loan debt £137 p/m, approx. 9K o/s with 7 years to run, 6.9%
Rental of a two bed property in the area is £525-600 p/m
Good credit history with 5 years clean mortgage history

Is there any way I could take over this mortgage or take out another one? Any suggestions appreciated.
