Adding Partner onto My Mortgage

Hi, I want to get my partner added onto my existing mortgage i.e. make it a joint mortgage. Please can someone tell me what's involved in doing this, I believe a solicitor is needed but how much is it likely to cost.

  • first of all you need to contact bank or building society to advise them. not usually a problem - because partner paying on mortgage so more chance of debt being paid off.
    if partner paying mortgage can claim share of property. do you intend to hold property as joint tenants (equal shares) or tenants in common (different shares of property e.g. 1/3 and not 2/3 or whatever). being joint tenants has different legal implications to being tenants in common. if joint tenants equally and severally liable for debt (building society can sue either or both of you for whole debt) and if one dies the other gets the house. some banks/building societies may offer facility to use their solicitors for conveyancing when mortgage transfered into joint names and to register interests at land registry (again difference between registered and unregistered land). costs somewhere between 80 and 250- depends on solicitor.

    Doesn't the mortgage provider also make a hefty charge?

    I only ask because that is the reason why we didn't get ours changed.

    I have just paid £200 to put partner on mortgage with nationwide, no problems really straight forward, i did it at the same time when i remortgaged and started a new two year fixed rate.

    First Direct said no charge to put me on the mortgage.

    But it is going to cost as I need to be put on the deeds and I have been quoted by other MSE's about £600 to do that.

    At the moment we justt can't afford that should have got put on in the first plve but long story and I will not bore you with it.

    They are on the mortgage but what about the deeds as that is two seperate things.

    Putting someone on the deeds is the completion of one form, a TR1. There is no way that should cost £600 and you could do it yourself.

    Assuming no mortgagee fees, then I would say it would be less than that.

    Someone being made party to a mortgage is usually expected to get independent legal advice and a document signed to say that has been given and that should cost no more than a fixed fee interview, on average (but this is a regional thing) £60.

    Thanks for all the replies. I'm with the Nationwide who charge no fee for adding someone, so it'll just be solicitor's fees. Just need to find a cheap one!! Are there online solicitors that do this sort of thing - like conveyancing ones? I'm trying to avoid taking a baby and a toddler to solicitor's office!!
