We'll have to get thinking who we can use for a third party. Did you have any trouble getting them (the OR) to accept a valuation and did they accept just one valuation or did you have to get a couple?

Hi SW,
We had three valuations of our own done and then submitted the lowest.:D The O.R thought it was worth more, and instructed a local agent to do another valuation. That must have confirmed ours because they then instructed a surveyor from the other end of the country to value it.
After some negotiation they agreed that there were extenuating circumstances that supported our valuation; we sold the slates off the roof on ebay.:rotfl: :rotfl:

Thanks a lot Rog2 & Richard,
I can't believe it, just been out when arrived home next door has their house up for sale! a quick call to the estate agents has confimed that they have it up for quite a bit more than our valuation. (Never liked em anyway!!!) I think we may have to follow your lead Richard - anyone need any slates, chimnies, windows or doors? maybe I could spray the inside walls with water;)
Anyway i'm not going to worry too much we'll cross that bridge when we come to it.
Thanks again for all your info and help.
Kind regards

Hi SW,
Don't forget, there's a world of difference between asking price and the actual selling price. Have a look on
http://www.nethouseprices.com/index.php?con=sold_prices
to see what houses in your area have actually sold for.
And also bear in mind that house prices are stagnant at best, and in most parts of the country falling. The O.R is only interested in raising the maximum amount for your estate; if you agree to an inflated valuation, nobody in the O.R's office is going to argue.
It's "horse trading" and there's only you can fight your corner; please make sure you do.
Don't forget that the O.R's office is measured in terms of IPA's imposed, of B.I's sold, and whether or not it's "fair or equitable" is pretty much irrelevant.
Regards
