  • I have done a soa, but i will not be showing anyone on here it, perhaps you would rather if i did not eat, or perhaps have a warm house, yes? i was not looking for sympathy, i was looking for help? you state that i want to get my head out of the sand, i have for many months, but if you have had the blows i have had and at 32 years old being told you may not make your 33rd birthday due to stomach cancer, then i am not the realistic one here, i am being realistic, i want to try and sort things out for my husband before i go? he will have enough to cope with, without the threat of reposession.

    have you considered selling the house, then you will have 80k to play with? (give or take)
    with no debt around your neck you could make a fresh start, maybe buy a flat or appartment, or rent a place? or even ask the local authority to be put on the housing list. i dont know what to suggest to be honest.
    but i feel the mortgage payments will still be too high for you - and there is no point living just to pay off the mortgage and just scraping by every month.

    why do you not want to put your soa on here? you will get some great, impartial advice and its not as if anyone knows you. it could help you make the right decision.

    Seriously, I cannot imagine what it must feel like to be told that you may not see your next birthday. I am not being insensitive and have not once said that you have done this to yourself.

    If you do not want to share your SOA with us then that is your choice but you will get some great help with debt on the DFW board.

    You are not being asked to not eat but in the same token, you cannot expect to have a roof over your head if you do not pay your mortgage. Your SOA would allow people to help your prioritise.

    If you do not want our help, I would suggest you speak to shelter or cab.

    You have a property worth 105k and a mortgage of 87k that you can't really afford. Sell the property at then decide what you want to do with the 18k left over.

    Maybe you want to buy a smaller place, maybe take a world cruise; either sounds a better option than living in a home you can't afford with the millstone of debt around your neck as well as health problems.

  • Ive had the redemption this morning from GMAC and it's gone up what we owe them, i just rang them and they ahve told me to put it in writing as there's £7195.23 of charges added onto the mortgage amount, we only actually owe £82,347.37?

    Can someone have a look at there figues for me and advise, i asked the guy at GMAC and he could not explain where they were coming from

    Statement date 26th March 2008

    starting balance £82347.37

    insurance £ 0.00

    add borrowing £0.00

    charges/expenses: £765.00 these are explain elsewhere, they are occured if account is in arraers for one month

    solicitors costs £1420 .00 outstanding solicitors costs

    deeds production £ 40.00

    redemption admin fee £115.00

    ERC £517.69 this is our normal mthly payment without the £50 arrears

    interest £5518.80 the interest charges on the mortgage since 1st april??????

    payments rec'd £1181.26

    redemption figure £89,542.60 ??????????

    we have only been offered £82,000 treid to speak to my advisor she's not there yet again, so i have asked her PA to contact her asap, they ahve advised that if i don't agree withe the figures then put it in writing, also i asked if the arrears could be added to the mortgage again and no was the answer yet again, looks like were off to court again, oh no i can't cope with this, please don't tell me to go to the DFW boards, i can not cope with the bluntness i can't cope full stop oh god what are we gonna do?

    You are right. Gmac are nasty and you only owe them 82347.37. They are bad for charging you for not paying them.

    Put it in writing and hopefully they will come back to you and they will see the errors of their way and put everything right with you.

    Does that make you feel better?

    Now back to reality. If you want to redeem, you owe them £89542.60. You agreed to the terms and conditions when you set this mortgage up. They provided a roof over your head and now that you cannot pay to be there, they are rightfully looking to remove the roof above your head.

    Owning your home is not a right you know, its nice if you can afford to borrow the money and repay it so one day you can own it but if you cannot then you have to accept that this is the situation that you are in.

    You have money left in your house. There is no shame in admitting that you cannot afford to live there. Take the money out and get yourself back on your feet. If you are in your early thirties, you have pleanty of time to sort yourself out.

    You clearly are so worked up with all of this, you are seeing our advice as an attack just because its not what you want to hear. You are looking for the magical solution that does not exist.

    I am sorry if I have upset you, I am not the kind of person that gets pleasure out of other peoples misfortunes. You are coming across as someone that has their head in the sand and until you can take a step back and admit you have a problem, no matter what we offer to help you, you will only see us as making fun or upsetting you.

    All I can think of is that the interest for the year hadn't yet been added to the figure which you got for your credit file - my bank does the same sort of thing as, although interest is added daily, it doesn't seem to be added to my balance until every 1 January. In your case they seem to do so on the 1 April - to check you could see whether the £1181.26 tallies with the payments you've made since then?It makes keeping up to date with the actual balance due very difficult, and I'd also be interested in any information on this from someone who knows more.

    Are GMAC willing to give you a new deal?

    Sorry if this seems blunt - I just want to give advice on how to get out of this situation. Selling up and renting might just be the best option, and it is definitely worth considering.
  • I mentioned this to my hubby last night about selling up and he just won't, he said everything will stop, if we have to live on beans for a year, then we will, we have been fighting to stay her for months now and he will not give it upp for a couple of thousand pounds. When we went to court last year for arrears the judge was on our side, he kepot on telling the solicitor for GMAC TLT i think they were, that they were scavengers praying on vunarable people like me and hubby, he kept telling the solicitor to Be quiet, when ever he said anything, it was us who offered £50 extra a month for the arrears, the judge wanted us to pay less, due to us having 20+ years left on the mortgage. So perhaps if we go back to court again, which i think will happen soon, we may get the arrears payments down perhaps, who know's
    I have been looking for rented houses around my area and they are around £485-£550 a month to rent and no offence they are s**t holes, we have seen them, the cheapest house i have found for sale is £79,000 and that needs laods and loads of work, has not even got an inside toilet, due to my illness at the mo, i need this basic and not much work to do property, but if we did buy a house for this amount, we would have a little mortgage which would be great?

    I think you have to think of your health, and think of what's best for you - continuing fighting with no real idea of where the money is going to come from to pay the mortgage must be incredibly stressful. You're only paying interest at the moment, and I'm sorry but what's going to change to allow you to be in the position to pay off the arrears, manage the payments and start paying into a repayment vehicle?

    Unless you want to post a SOA, it is impossible for anyone to advise on how you can move forward, other than in the vaguest of terms. Maybe a visit to Citizens Advice would be a good idea, as I do realise posts on here can sound far colder and more clinical than they would if someone was speaking to you face to face.
