Need help finding good buy-to-let rate

Hi,

I have a BTL mortgage on a Birmingham Midshires tracker deal, currently at 5.49%, but this deal ends on 1st May. I have tried several of the comparison sites Moneyfacts, Moneyextra, Moneynet etc. and they all come up with possible deals, yet when I check the lenders' websites, those deals are radically different to those stated on the comparison sites. Some have a higher rate, some have a lower max. LTV, some just don't seem to exist!

My position is that I need to borrow £72000 against a property value of £86000, so I'm just under 85% LTV. I need a fixed rate and I have no previous credit problems or anything like that. Ideally, I would like to be able to add the arrangement fee to the loan, to keep my initial costs down (and I know the rent will cover it).

So: does anyone knowwhat the best rate i could get is? Or where I should look to get TRUE comparisons?

    I think it's due to the credit crunch. Mortage lenders are removing and changing products at such a fast rate that there's no way a comparison site could possibly keept up.

    Might be best to find a mortgage broker who can check the whole market and will have the most up-to-date positions on who's offering what. Even brokers seem to be tearing their hair out at the moment though, as things are changing too fast for them to easily keep up with.
