95600 mortgage currently on LloydsTsb Scot fix of 2 years @ 4.45% ends in May
have narrowed down to three products for an 18 year term
1. HBSC term tracker BOE +0.38%, product fee £599 APR 5.9% no redemptions with valuation and completion fee paid for, no exit fee too
2. FD 2 year Offset fix 4.75% arrangement fee £999 & booking fee of £499 valuation to pay, £140 exit fee, APR 6.3%
3. FD 2 year Offset fix 5.25% no arrangement fee & booking fee of £99 valuation to pay, £140 exit fee APR 6.2%
all offer unlimited overpayments, I am not intending to move within 2 years so minded towards the fixes, only will be able to have approx £6000 in the offset via an FD linked account.
what is the best value? Thanks for help in advance, I have been going round in circles all day !

£1500 is a lot for just 2 years, it wont be long and you will be back doing this again.
Very roughly, as it is 12am and I cant believe I am up and on this site!! .5% is about 480 per year in interest. But you are paying £1500 for that saving. I would go 5.25% or look at 5 year fixes unless you intend to move.
