A bit advice on mortgage and apr

Our deal ends this month, with lloyds and we only have £26000 to pay which we are going to take over 5years. looking at
staying with lloyds with a 2 year fixed at 5.69 no product fee, apr 7.3
Halifax : 5 year fixed at 5.94 with £599 fee, apr 6.1
How does the lloyds deal with lower % and no fees have a higher apr than the Halifax deal. Is it better to fix for 2, 3 or 5 years just now. Also does the valuation really matter as Halifax are estimating our house at £166.250 were the same house down the hill (ten doors away)just sold for £230,000.

the apr is lower because 2 yrs is fixed and 3 yrs is SVR. If you have 5 yr fixed then no SVR and therefore less APR.
