Remortgage - extent of survey required

Hi, got a very quick question I'm hoping someone can help me with..

Our fixed rate runs at at the end of this month in a truly wonderful piece of timing, so I'm looking at remortgage options. The wife, though, tells me there's no point doing so until we fix things that are wrong with the place, which amount to a upvc window that won't open, the front door sticking slightly and the bedroom light not working (no, it's not the bulb).

Would such things matter in this case? I'll get them fixed anyway but I'm wondering whether I can go ahead and look at remortgaging before I do so or if they really need sorting out first. It's hard to take time off work to get someone round to sort the window, that's my main concern.

    How much is your current mortgage?
    How much do you think your place is worth currently?

    If there is a big enough margin between the two, I doubt it will make any difference, unless there is some underlying structural defect

    There's something like £182,000 left to pay on the original mortgage of £205,000. The place was was £235,000 when we bought it, and worth something like £255,000 now, based on adverts of similar places nearby at least.

    On that basis you should be fine

    A new window is not going to impact that much on your property value.

    Remember though, the surveyor will look up details of SOLD prices and not details of what agents are asking for them in adverts

  • Hi, I can recommend Chelsea for re-mortgage
    they didn't need any kind of proof what the house was worth, just an average for the type and the area
    Plus the people on the phone are so nice!
