    Salsa1, it depends on what you're looking for? No tie-in period is a good selling point as is the ability to overpay both monthly and via lump sums however the set-up fees and discharge fees are on the high side for smaller mortgages. There are cheaper deals with tie in periods so I guess it's a question of what cost do you put on having no tie in period and are you likely to use the overpayment facility? ... It's very subjective and comes down to your personal circumstances/preferences.

    can you tell me where the halifax rate of 4.39 is as i cannot find th edeal that is mentioned in this thread where the arrangement fee is £299

    Whatever you decide to do, I would make the decision very soon. Swap rates have risen since the rate cut and lenders are starting to reprice upwards, by around 0.2 - 0.3%. The rest will follow and my gues is that higher prices will be announced by everyone by the 1st week in September.
