Should we stay or should we go go...!

We offered on a house recently and lost out to a guy in rented. We weren't intending to move but in our location it was a one-off opportunity to buy our final-rung-up-on-the-ladder so we put ours up for sale. We have an offer on our house (pretty fair, c.5% below ask). Should we go into rented, sell what's a fine family home today (though some things we don't like - road noise for example) or just stick? From what I read it seems a great time to be sitting on a pot of cash, mortgage free, rather than in a sell-to-buy situation. Probably dreaming but a 10-15% reduction in house prices over the next 9-12 months would see us in clover... Poll: stay or go?
