    EA is not hardballing, they are protecting their backsides because they need to check that the buyer is in a position to proceed. If they do not do that and the seller staops marketing and viewings, guess who is responsible... The EA not the MA or the buyer.

    The EA were definately being difficult, we were told we needed an AIP with names and ammounts on, we supplied one, they then insisted on proof of our mortgage application or the house would be going back on the market - and all this within 6 days of viewing and placing an offer.

    Hopefully all will be plain sailing now, as after speaking several times with L&C they have accepted the AIP and confirmed the property will not be put back on the market.

    Never give an EA an AIP showing the max mortgage you can get. They may gain an advantage when talking purchase price. I think EA's step over the mark on this one. A valuation will be done, what more do they want to prove you have applied!

    Just because they are slow at the moment, they rush people, push people and make the process harder than it has to be.

    Seriously guys, they are doing the correct thing in asking for this.

    How would a mortgage adviser like to process a mortgage without Anti Money Laundering Documents?

    If you don't have an AIP then get to survey asap as that will be the only other way that the EA should recommend that marketing be stopped.

    There are too many cowboys out there that will not ask for this information and I think its something a lot of them will be tightening up on as the market tightens.
