First for new rentals- how?

Hi guys,
I am looking to rent a place round wood green in London (N22) and am using several sites to look for stuff.
But the problem I have experienced (using rightmove, findaproperty etc) is that properties often come on the site and I phone up immediately and they say it's already gone!
I have taken the week off work to look for stuff but have been able to only view 3 properties in 25 calls cos no-one's site was updated.
Is there a service whereby you have updated details on flats on a regualr basis. I have to start work again next week and have no time to phone up places just to hear its not available. Plus can't receive calls at work and I have only found 2 agents during this time who call you back and chase a deal for you. Hardly a service!!

Loot and maybe place a wanted ad in the papers?
Find better agents to help you.
There are a couple of other websites, I think one called something like shared living or flatmates or flatshare. Just google using different words.

You need to become an agents best mate, if they like you and want to help you, they will call you first! If they dont know you or your rude you will come last!
Try to go in, they will remember you more that way. This sounds strange, but you imagine they have 100's of apps looking for that 2 or 3 bed flat!!
