Zelie, it's good for motivation. I have my dream house's sale brochure saved on my computer, just in case I need reminding why I don't need another pair of shoes/clothes/chocolate/petrol etc! Sadly at 4.45mil it's very much a dream house!0

Hiya all, I am new to this thread
My situtation is that I have been saving for a deposit on and off for the last three years. Unfortunately, exspensive holidays and the purchase of my first car has got in the way(tut tut tut). I moved back into my mums one and a half years ago due to personal reasons. Now I really need to get serious and start saving as much as possible as I miss my freedom. I am currently saving about just over £1k a month and aiming to move out realistically by Jan 2012.
The property prices that I have been looking at is £125k -£130k for 2/3 bed houses. Unfortunately, I will have to commute further to work as I am moving out of London to Bedfordshire.

I am in a similar situation, I moved back in with my parents last september temporarily - but I'm still here! Luckily you are saving way more than me so you should be able to get that deposit soon! My mates wishes to book a holiday for summer, not sure on how to break the bad news and say 'no'. I'm in a similar boat to many here, was renting for a long time and just not saving any money, so I moved back in with the folks last year.
It's not great at my age, but they are so good to me it could be worse, it certainly motivates me to save more to get out !! I'm just not prepared to be bullied and shunted around by some middle aged landlady any more. BTL and AST laws have a lot to answer to for my generation :mad:
Anyway, I take home a 2970 per month, have a car loan of 300 per month and that's it. So far I've only saved 5000 as I've had quite a bit of stuff to pay out, flights and hotel for a wedding later in the year, car insurance, road tax etc etc etc
I figure I probably will be looking at house for around 200k, my salary is 48k and would get me 192k on 4x salary, 144k 3x salary, so I think around 20k for a 10% deposit, which I should hit by early next year, but the more i can save on top of that the better
The only fly in the ointment is that I was personally bankrupt 5 years ago, so this will obviously have an impact on what, if any, mortgages are available to me. Currently there is only one high street lender lending to someone with such a financial history, and this will obviously change by this time next year, who knows if it will be for the better or the worse????
I've already decided that, if there are no decent mortgages available, I'll just buy a cheap studio somewhere with a 50% mortgage. There are always mortgages for scum like me, it's just during lean times like now, the LTV percentages are lower and the rates higher. i just don't want to rent anymore, would take a small studio flat that was mine over a lavish rented 2 bed house any day of the week.
Still, it will all be off my credit report next summer, so whilst some lenders ask anyway, at least my credit record will be looking good
