    Another £100 for me not a great deal but money is a bit tight as I've got the dentist & car tax to pay for this month!!

    Hi everyone, well we put an offer in and it was rejected, but they did come back fairly quickly. I am hopeful that they simply believe we really want the property, rather than really not being able to accept our offer if you see what I mean. I think we made a good offer as the place needs work.

    As we are in no rush, I think we will hold out until something else comes along, and say this to the EA. If they then change their minds, maybe it is worth getting it after all...

    I'm on a bit of a deposit downer atm, no money has gone in for at least two weeks as our savings this month have had to go towards vet fees for the cat who apparently needs teeth removing, loaned about £200 to my folks to pay for a flight for my brother, but I won't get the money back until end of July, pet insurance up for renewal, general bits like that means out £600 a month extra income has all been eaten by the regular account so its not overdrawn. Have been having a ebay session this weekend to try to cheer me up once some pennies come rolling in. Never mind, if it takes a month longer, then so be it, we'll get there eventually.

    Hi Dinah, it sounds like an expensive month but fingers crossed for July when you get the cash back and hopefully get back on track. I know what you mean about vet bills, we just paid out £35 for our new kittens first jab, another £35 due next month, let alone The Important S-N-I-P that will come in January...

    Not posted in here for a while found the perfect house viewed it the first few days it came on. It was a repo. Put the offer at asking price in and the public notice went in the paper. Typically someone has offered 5k cash more than us! thankfully the only loss is £50 to the solictors as we didnt start a survey and the valuation was free with Abbey (wish hasnt been done yet)

    If we were to ask for more money from Abbey would we have to start a new agreement as we got in before the rate increase we will lose out?

    The house was under valued i believe to cause all this intrest but still worth what were willing to offer (7.5k over asking) just hope abbey value it that much too.

    Word of warning dont waste time on repos, if we dont get this im not even gonna look at any again.

    On the plus side my deposit will continue to grow and i dont feel completly broke again :)
  • MAJOR developments since the last time I logged on here.

    We've had a 115k offer accepted, mortgage application has gone through too!! Long story why it had to happen so quickly but we love the house and we've got a good deal on a 3 bed terraced in a nice area near by!

    Just wanted to say thanks for everyone who has helped and advised on this thread, it really does help you battle through the tough months. We got a 5 year fixed mortgage at 5.34% from Brittania (which I now understand has been withdrawn so we were lucky there)

    We're now on to finding a solicitor, we've had one quote on paper here with a great reputation they're called Napthen's the quote is broken down as:-

    Purchase price 115k

    Purchase fees - £395
    Bank Transfer Fee - £30
    plus vat @ 15% - £63.75
    FEES SUB TOTAL - £488.75

    Expenses Payable on your behalf:
    Environmental and Chancel Repair Search Fees - £72.51
    Land Registry Fees - £200
    Stamp Duty Land Tax - £0
    EXPENSES SUB TOTAL - £272.51

    TOTAL:- £761.26

    At the end it then says

    MORTGAGES
    If you're buying this property with a mortgage, your mortgage lender is more than likely to ask us to act on their behalf. Our fees for this will be £100 plus VAT and your lender may require you to pay these - please check your mortgage offer.

    STAMP DUTY LAND TAX
    £50 plus VAT to fill out the form.

    Followed by some sort of money laundering search for £6 plus VAT for each name.

    Is this expensive? I hope so!! haha.

    On a downer here, sorry, im Sooooooooooo gutted. Words cannot describe!

    WE have found the perfect house, to live in for 10-15yrs at our price range (under £100k), we have a Mortgage AIP and the house we like is up for £93k, we offered 90k - generous i thought - but no, they rejected :mad:

    The story, a family member has passed and the property passed to a brother and sister. The sister was happy with our offer however the brother wants more £££s - i am gutted. I would pay the asking price, its worth it for us, we need a family home, our daughter is 4 months and we are all cramped in my mums back bedroom, it ticks all the boxes

    If i offered the asking price (3k more than my offer) can i have a clause (dont think thats the right word?) that says something on the lines of, the furniture and fittings already in the house are to also be sold with the house (cooker, wardrobes, dining table etc etc) - we would be moving in with a bed and a washer/dryer so could do with the furniture - would this be ok?

    In similar position to the one you mentioned- good deposit saved -over 25% and we have looked at approx 15 houses since Christmas- nearly bought one then all fell through, best offer rejected on next one we liked and now almost nothing to look at in our price range and nothing has come on the market for several weeks. House prices aren't dropping anymore either- they're creeping up much to my horror!

    Feel like banninng myself from rightmove for 2 months to see if things look differenet as i'm bored of looking at the same tired selection


    Good luck with it all people- im still hanging on for a further fall of 10%- hope Im right!

    You can certainly ask! Chances are you'd be doing them a favour by saving them money on house clearance.

    Thanks Sarah we are glad to be kind of on our way but still aware that many things can go wrong on the way there until we have the keys!!

    Thats such a shame about the 3k, of course the brother is entitled to ask for the full price but you would usually expect them to accept an offer like yours. DOn't get too down, just weigh up whether its worth parting with the 3k on top of the 90 to get out of your situation or whether you like the house and want to get out of the situation so much that 3k seems petty.

    Don't get too down and that seems very reasonable to me about leaving the furniture if you're paying asking price in this market. Did they cotton on how much you loved the house?? Maybe they knew you loved it that much you'd pay asking?

    Thats a call only you guys can make, good luck whatever you decide to do, I'll still keep you informed on our situation we found a decent solicitor today and have advised the estate agents and our mortgage lender of it so its kind of out of our hands for a little while.
