    I have to point out here guys that due to a slowdown in the property market, estate agents are fighting like cat and dog to get a property market (not that they didnt always but its a more aggressive fight now). What is happening is to achieve the instruction some estate agents are over valueing the property, and then when viewings are not achieved putting pressure on vendors to drop the purchase price. this has always happened but its!more evident now. Make sure you use the land registry search and average house price growth to predict local sold prices - I know a house is only worth what someone is prepared to pay for it but you try telling the surveyors from the mortgage companies that!

    You get addicted to checking it every day... in my local area i get 50 houises new/updated and about 8 of those are reductions varying from 3-5k off asking price :).
