Council tax Query

When i went on the Voa web site i noticed that my neighbours house is listed in band E as i our house, i also checked on the valuation of property web site for the valuations back in 1991.
our street has all the houses that are individual our house is long and very narrow and had 2 bedrooms in 1991 we purchased our house in 1992 and we were in band D then in 1995 we had an extention to our house with a patio and conservatory plus making a larger kitchen and another bedroom making our home 3 bedrooms our neighbours house is wide and long and had 4 bedrooms back in 1991, and had also had an extention to put on a balcony on the first floor which over looks us terribly but we are both the same banding band E now. would all this be correct or should we challenge our banding.

but we are both the same banding band E nowand we were in band D then in 1995I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.0

do not know why our band was raised we thought it was because we had the extention done.
when we purchased our house in 1993 we were in band D and the price we paid for it was £70,000 although it did need a lot of work doing on it to get it habbitable0 -
I presume the original Forum on Council Tax Re-banding has been moved here? I last posted on this last year after I had been to 'Six Months' Tribunal and been refused.
I just thought I would write for the last time and let you what has happened since. Just to re-cap, I live in a small dul-de-sac of three and four-bed detached houses in Coventry, built 1983/4. Some of the four-bed houses have two garages and much bigger gardens and yet all the properties were banded as 'D'.
After I attended the 'Six Months' Tribunal, I did a lot more research and then wrote to the VOA again reminding them of their duty to make sure their records were up to date and requesting they come out to see the property for themselves. This was back in May of last year. I heard nothing until last week, when a very nice man came round and duly inspected the property. He actually admitted to me that a three-bed property in our road had been sold for under £68,000 in 1991, but that did not in itself mean that the three- bed properties should be in a lower band. He hinted that any further 'Pushing' on my part could possibly result in the four-bed properties in my street being up-banded to an 'E'! He said there was no way my property would be re-banded, especially as all the properties in the surrounding area were also in Band 'D' - three and four bed houses alike. Now, I thought that all one had to do was find one house identical to yours in the same road that sold for under £68,000 in 1991 and it was a sure bet you could get a lower re-banding? The VOA man said that if say, ten houses in the road had been sold in 1991 for under that amount, then yes, they could look at it. Well, what are the chances of that happening in a tiny cul-de-sac all in the same year? There would have to be something wrong with the area!
Anyway, that's it. According to the VOA man, I have no further right of Appeal and frankly, I just got the impression they were clearing me off their books! :mad:

we were never told that our house was going to be re-banded it just happened, i noticed when i went on to the VOA web site and checked my other neighbours council tax band they are also in band E but there is a mark next to it when i clicked on this it said it was pending a review, they are currently having a rear extention on the back.0

however my other neighbours only moved in to there house in 2002 and paid £200,000 for then, i am finding this very confusing. someone please help:cool:0

i went to my local council website and looked up about council tax rebanding the following is what it says
main content Council Tax re-banding - media headlines
The media have recently run articles suggesting that many Council Tax payers have been overcharged and should claim refunds back to 1993 due to their banding being incorrect.
Please note that the articles have on occasion been misleading in the administrative and legal position. The band for a property is determined by the Valuation Office Agency not the local authority. Banding is currently based on 1991 house values even though Council Tax did not come into being until 1993. It is possible that properties are rebanded and the new banding applied back to the start of Council Tax if appropriate.
Appeals against banding can be made in certain circumstances:- You have moved in to the property within the last 6 months
- The band has been set by the Valuation Office Agency within the last 6 months
- You have altered the property (usually by demolishing part of it) and the value has decreased, the surrounding area has changed which affects the value or you have made disabled alterations to the property
- You start or stop using part of the property for business purposes.
Your current band is shown on your Council Tax Bill or you can look it up online at the Valuation Office Agency website.0 -
I checked my local council website (Wirral) and it said the same as above.
I have 2 questions.
1. Has anyone on Wirral has their house rebanded?
2. Has anyone who has lived in their house for longer than 6 months, has sucess with this?Lic.0
