How do i find out house prices in 1991

    Jenniferfluff - you don't say what the May 09 valuation of your house was for. The best method of valuation is to look at what similar houses were selling for around the date for which the valuation is required.

    The problem with working back or comparing valuations is that the 09 valuation hasn't been tested in the market. It is just one person's opinion. It may not cost £5K to redecorate, but poor decs can easily downvalue a property by that amount, inconvenience factor also needs to be included.

    If your house were in good decorative order and repair, it would clearly be worth more than the semi detached version, especially as it has cloaks and cons.

    My house valued at £185K on 5 May. It is in a good state of repair but the decor and carpets were very dated. The semi valued at £182K on 27 July but the survey stated that it would have valued at £185K if there hadn't been work required in the loft for condensation.

    Another house exactly the same as our house (detached, etc) but it has a large quality extension on the back and side of the house. It has a downstair WC, sun room, additional dining area plus a breakfast room off of the kitchen. It valued at £200K and sold for £198K (I know the person who was selling). This house was in far better decorative order thoughout than the house I bought and yet it only valued at £15K higher than my house, therefore I cannot imagine my house when fully decorated will be worth much more than £185K, but who knows.

    I thought it may be worth a try to have my council tax reduced based on current prices, but unfortunately there are no houses in the exact state as mine. I will therefore check the archive papers for house prices in 1991.
