Advice to transfer a property into Tenants in common

Hi
Could anyone please help, I’m trying to complete transfer half of my property into my wife name for Will/IHT reasons. Nothing against solicitors, but I do not wish to use one, surely this should be within the capabilities of a layman.
Currently have
AP1 form – http://www.landregistry.gov.uk/assets/library/documents/ap1.pdf
TR1 form - http://www.landregistry.gov.uk/assets/library/documents/tr1.pdf
ID1 form (2of) - http://www.landregistry.gov.uk/assets/library/documents/ID1.pdf
Came into force last Monday for Fraud reasons (LandReg can verify) this one is easy must have been designed by the office junior
SDLT60 - http://www.hmrc.gov.uk/SO/sdlt60-2-06.pdf - this one is easy
This list keeps growing – are their any others you no of?
I’m finding the process a hair pulling experience; I don’t understand why something that can be shortened to three words “Tenants in Common” can be made to appear far beyond the reach of a layman. I would consider the forms to be a good example of verbal diarrhea
I keep getting a blank wall from the land registry - “we do not give legal advice”
I keep stating I don’t want legal advice nor do I wish to consult a solicitor – just to be able to understand and complete their forms, ok – I know I’m an engineer and cannot spell, but my wife got a first class honers in English surely this should be within our grasp?
What would you recommend?
Is their some statement, right that I can force / encourage the land registry to help? Didn’t I hear that the government was making the legal process more open to the public?
I’m almost tempted to use the freed of information act to try and get a translation of the forms
Oh yes what should the fee be – Is their one because it’s a gift?, Is it based on current value? Is it based on original bought value? Is it based on half the value?

I'd get the thing done properly if I were you.
If you're doing it for IHT or will reasons then I think I would want a bit of comeback if someone cocked it up.
A solicitor would probably charge about £80 for doing it I reckon.
It would be £80 well spent as replacing your hairloss will cost considerably more. :beer:

I appreciate your point but, and I'm sure a solicitor would do the job easily correctly and quickly, I consider life to be about experiences, I am determined to experience this.
Its always easyer to pay someone, but then, I wouldnt be a money saver.
I also dont think a solicitor would leave any trail for liability either!
