Remortgage help please

I am about to complete a transfer of equity so I solely own my property - I would like to remortgage to a better rate but think I am going to be very limited as to who will lend me the money.
Figures:
Property value - approx £185000
Mortgage needed - £175000
Annual salary before tax - £40000
Monthly commitments - £400 (£20000 personal loan with 5 years left)
What are my options? I am a GTC registered teacher so probably qualify for Scottish Widows' professional mortgage, but would like to know if there are any other options out there!

As you rightly say, you will be very limited in what options there are available to you, based on two things 1) your income and debts 2) the mortgage and property value
Both of these are at the higher end of the scale, where more lenders are getting tighter on their lending criteria.
