what to do with 35k

right, this one is a bit out of the ordinary compared to the type of thread normally on this board.
my father recentlly borrowed 35k to by a plot of land, but he was unsuccesful. he now has 35k which he is unsure what to do with so hes told me if i can come up with an idea which would create at lest 339 quid a month then its mine.
its a very generous offer and could potentially be very profitable for me so i'm desperate for ideas before he buys a sports car and a new garage to put it in.
bit random i know but please, any ideas, i would be grateful.
