Help! 12 month, lowest rate deal needed

Hi all

I'm just coming to the end of a 3.59% fixed rate and need to re-arrange the mortgage. I'm looking for the best short term deal, up to 12 months, with no tie ins because I'll need to increase my mortage in a years time.

Can anyone help??

    If its with A&L why not switch to their 5.5% deal for a short while and see what else comes along. Costs nothing to switch with no tie-ins at all!

    You can do better than that straight away with the One Accounts 12 month Flexible Discount, currently at 5.24% with no fees at all.

    I'm sure there are some sub 5% deals with no fees or ERC (Early Redemption Charge) but advertised for a longer term.

    Not much time at the moment to go into more detail.

    Thats why the 5.5% deal for A&L customers who only have a small mortgage seems a good idea.
