American Indians, while still fallingbelow many minorities, have several avenues open to them tofacilitate acceptance of mortgage applications. The Federal Govt. hasestablished these agencies in response to problems American Indiansmay face when applying for a traditional mortgage. American Indianscan face extraordinary difficulties in obtaining a traditionalmortgage due to economic depression in tribal lands and unfairlending practices.
HUD provides Native American’s withrecourse to mortgages through the establishment of its Office ofNative American Programs, or ONAP. ONAP offers American Indiansseveral options in mortgage types, loan duration, interest rates andamount of down payment. HUD’s ONAP can be accessed through mail, inperson or through Web access; in addition, many websites offer arundown of the benefits of ONAP’s loans providing valuableinformation to American Indians interested in HUD’s mortgage loans.Some of the benefits from using HUD’s One Stop Mortgage Center arezero down payment, potential refinancing, mobile home financing andveterans programs.
A partnership between the NativeAmerican Bank, LenderLive and Greenpoint Mortgage has resulted inturnkey home mortgages for American Indians for a number of purposeslike rehabilitation, refinancing and home buying. Freddie Mac also has a specialtydivision to assist American Indians with attaining a home mortgage.
They provide access to HUD loans andseveral other programs designed to help Native Americans. Thisinstitution provides information to help Native Americans understandthe options available to them and the difference between what oncewas and what the industry has become today.
Home loans to Native Americansconsistently fall behind mortgages to whites and several otherminorities.
