2 & 3 Bedroom House in Same Street

In my Street and many around me all the houses are set at band D for council tax. However 2 out of every 5 houses is a 3 bed house. Surely all the 2 bed houses should be paying less council tax than the 3 beds.

On doing the 1991 valuation my house falls just below £68000. I know for a fact that my opposite neighbour bought his 3 bed house for over £68000 in 1991 so band D is correct for him.

Because of the drive by valuations could it be the council assumes all houses are 3 beds. Or do they assume all are 2 beds and that the 3 bed houses are lucky ones by being in a band below what they ought to be.

I am worried that if I challenge the banding the council are more likely to refuse me but then increase all the 3 bed houses around me which I don't want to happen to my neighbours. After all money grabbing councils are more likely to do this than give rebates - surely. Otherwise they would have to reband all the 2 beds in my street and that would cost the coucil a small fortune.

Wouldn't mind some thoughts on this before I go ahead.

Many thanks.
