  • We have used Halifax and MCW before.
    Bear in mind that unless things have changed, Halifax doesn't advertise in Property News (the paper version). At least not all their properties, as they print their own paper. I would check this out with them first as I would think most people would check out the Property News paper.
    Also, we had our current house on the market with MCW before the boom and then decided not to move after a month as our circumstances changed and MCW didn't charge us a penny. Very professional, lots of viewers and best fees quote we had. John Minnis came out but wouldn't budge on his fee. By the time John Minnis came back to me the next day with a better fee offer, the house was on the Property News website via MCW. Would def go with them again for E Belfast as they have so many offices.
  • I have had my house for sale twice in the last couple of years. I marketed it through MCW and Vision. I would highly recommend MCW, in my experience they were very professional. They follow up on any visitor that come to your house and keep you informed. As for Vision, yes they are cheap and I was fooled by this but they do not have the expertise and where that did not matter last year when any shack sold, this is no longer the case. I did not hear from them for months this autumn when there were no visitors to my house and they were not pro-active whatsoever. I might have as well put a board myself outside the house.
    Over the years , we have also visited many houses and as a potential buyer, I found that Templeton Robinson was terrible. They NEVER call you after the visit: stay away from them. Pooler Watson are professional but they tend to specialise at the lower end of the market. UPS don't seem to be bothered working after 5pm or Saturday morning: I would not let them handle my business.

    We had our house on the market with Halifax and then there was a bit of a slump, so we decided not to sell. Halifax had a no sale no fee arrangement, with the fee on sale being 1% + VAT. When we decided not to sell we had no fee for the boards, advertising in the local paper on 2 occasions and the house being listed on propertynews.com.

    I decided to go with MCW in the end (although I now hear PJ has bought them back again!).

    Was also thinking of also using one of the 'no sale no fee' agents to increase exposure given the slow market.

    Do you think there are any disadvantages to using 2 agents?

    There is a danger that you'll have to pay each commission, but you'll need to discuss that with both agents. Check the small print in the contract that you sign.

  • Recently put home on the market and EA's are currently having to work for their money. After some haggling most were prepared to sell at .75%.
    Offering a higher % rate on an agreed figure may benefit you as well as the EA.
    Not one of the EA's that called out mentioned willingly that the £300 photo, brochure, sale board etc package did not include VAT!! £352 inc vat i think. So beware of that.
