Adele, the trouble appears to be you are asking for very specific information on vague details, with no idea of what you actually want to achieve. The brokers/advisors on here (I'm not one) can only give general advice unless they have an awful lot of the facts. Then to be fair they would have to be very careful what advice they actually give.
I *personally* feel you may be better making an appointment with a good local broker, who can do a full fact find, discover what you wish to acheive, then hopefully give the answers you are seeking. As Homer has said, what is good for one may be very bad for another. One person may LOVE fixed rates, another may Hate them etc. What level of savings do you have? any other income? Husband/boyfriend/lover? holiday homes? bad debt? Over 55? unusual build of property, they all have a major influence on what the poor guys (and girls!) can suggest.
It's like google, type in insurence and it will come up with 10,0000 suggestions, but type in Teachers Professional Indemity Insurance and it can give far more relevent answers.

I think an FAQ sticky for mortgage section is a great idea. There are certain FAQs that have become fustrating for the regulars to answer and many of us have posted with a "oh god not another one" style in recent times which is human nature to FAQs. Having the sticky would make it easier than repeating yourself 5 times a week.I am an Independent Financial Adviser (IFA). If you are new to the board, then welcome and I hope you find it as informative and enjoyable experience.
This post is written to try and help you get more out of your visit here. Whilst not conclusive, it should at least get you on your way.
1 - Read Martins Guides links please
2 - If you are looking for someone to tell you if there are better deals then please understand that it takes a qualified professional about 1hr to get all the information that is needed to tell you the best deal that they can. It can take further time to actually find it. I understood advice given here should be generic and not specific
So you have to appreciate that by trying to get someone on here, whether it be a broker or a helpful non broker, to say that there are better deals then you must remember that the deals being mentioned will not be applicable to everybody and what the best deal for one person is not the best for others. as above
There are many factors to be considered in choosing a mortgage and whilst it is clear that there are many people out there that are savvy enough to do this, you need to be confident in what you are doing and looking for.
3 - If you have a gripe about fees or trying to reclaim mortgage related fees back then this has been discussed over and over again on here so please use the search facility. Links again
4 - Please be aware that there are many helpful brokers on the board that will gladly try and help in the open forum. Should you get an approach from anybody offering advice or help for which you have not asked for. Please name and shame or report to the board admin. Please do not name and shame but email abuse
5 - Remember that no question is stupid and that everybody will have varying levels of knowledge. If you see a post that is similar to yours, please still post a new thread for your question as hijacking another persons thread may not get seen by other posters who may be able to offer you help. This is contrary to what you have said about searching for similar threads
6 - Be polite to people needing help and remember that everybody on here contributes for the benefit of the forum and not themselves Be polite to everyone not necessarily just those who need help
7 - If you find resolution to your issue then, try and bring closure where possible to it by letting those that have helped know this.
8 - The thanks button is there to show your appreciation if you feel that a post has been made which has helped you or at least understand why your issue has occurred. Use this button appropriately. This is not obligatory and indeed not always possible depending on where people access the internet from.
I think thats about it - unless anybody else can add to this. Let me know and I will amend.

Couple of points regarding FAQs and sticky threads. FAQ have to be short and to the point else people are asleep after point 4. Sticky threads, no-one, but no-one reads them they are simply invisible and if they are more than a couple of paragraphs long then they are doomed.0

Yep, but the first replier to a thread can point the OP to the sticky and THEN they can read it - if it's a stick it's much easier to find!

well if they fall asleep reading the 8 points that I have made then, I wonder how people can be bothered to contribute to 5 page long debates.
I think Trying to be good is correct in what we want the sticky to be - If a new poster to this board comes and asks a common question, we can simply link the sticky for them to read.
If they still have any questions after that, then fair enough.
The comments in red, I do not fully understand whether they are additional points, suggestions for what should be written to condense or what?
