paid off mortgage

hi all
my wife has paid our mortgage off. we got a crap*y receipt from the halifax about 4 weeks late we would like to put the property in both names. Previously it was only in my name because it was my mortgage. But as stated my wife has paid the remainder off. We have instructed our solicators to transfer ownership to both of us as opposed to only me. The problem is the HALIFAX has not updated its systems or the Land Registary to show the fact that they no longer have a charge on the property.   • I'd chase the Halifax, but the problem may be the backlog at the Land Registry - I think the last time I moved (Feb 05) it took about six weeks before the Land Registry stuff came through.

  • First of all - "congratulations".
    Next, to say that I can totally empathise as this is the exact position OH and I find ourselves in - except our lender was Abbey. Paid off our mortgage 3 weeks ago (over the counter in branch so got a counter-slip receipt) and nothing further in the post. After 2 weeks I rang customer services to ask when we would get confirmation in the post that the account was cleared and closed. Got a sharp, curt reply from a very young sounding 'advisor'who told me;
    "We don't send anything"
    "What no letter to say mortgage cleared, balance zero?"
    "No" she snapped.
    "No statement?"
    "Nothing, we don't send anything"
    "So how do we prove that this account is cleared "
    "You have your counter receipt slip"
    "Yes, that's true but where are the deeds?"
    "There are none. Everything is electronically stored. We write to the Land Registry and ask them to remove the charge on the property - that's what your £225 exit fee is for"
    -conversation carried on much this way, with me sounding ever-more incredulous at their nonchalent approach (not to mention her attitude) and her finally agreeing (reluctantly) to have me an up-to date (and therefore showing the final transactions) statement sent.

    How long we will need to wait for them to contact the Land Registry and for the charge to be removed - goodness only knows. We then need to change the property into joint names as tennants in common too.

    Seems a long haul :confused: but we're determined not to let it spoil our satisfaction at reaching our goal of being Mortgage Free.

  • Just a thought if you have all paid your mortgage off then if you had have paid every thing except £1 then im sure the bank hold the deeds safely for you, rather then paying it off and then having to pay for storage etc. ;)

  • We paid our mortgage off with the Halfifax a couple of years ago. We got our deeds sent back to us in the post - can't remember exactly how long after it was though. There is no point leaving £1 on these days as these details are now electronically stored and can be retrieved if yours are lost. So not quite as important as is used to be.
