Borrowing question. Property with no mortgage outstanding.

I am looking to borrow about £30,000. I own quarter of a house in London estimated at £400,000. There is no mortgage owing on the property.
What is the best way to do this to get the best interest rate?
Should I look at a secured loan (sounds scary) or can I remortgage in any way?
Any thoughts greatly appreciated...

There is no reason why you can't raise a normal residential mortgage against your property. The only exception is if you are capital raising for business purposes.0

I should've mentioned that I have a bad credit score. What is the best type of mortgage available to me. Any recommendations?
