mortgage for students

Hi there I wonder if anyone can help.
I've decided to become a student again unfortunately this means moving, We've found a house we like but i'm slightly confused as to how students are treated by the Mortgage market.
I will get a studentship of 12.5K plus 2-3K Tax free for tuition and supervising undergrads.
I will also be getting around 6-7K from rental income for my current home (29k mort outstanding, I'm paying interest only ~£130pm).
I might also get 1-2K tax credits? I have two under 5's?
I might also consider part time work?
So I guess my main question is -how much can I borrow?
and which lenders do you suggest I approach?
