    yes thats essentialy correct, a risk and therefore premium is applied to all mortgages but only where the cost is very significant (i.e 90% LTV or less) does it get passed directly to the buyer, obviously there are lots out there at higher rates to absorb the HLC but we all pay in the end one way or another,

    I was greatful of your advise yorkshire boy - YBS were good but i in truth only 1 operator made a slight mistake (saying a mortgage was 2 year fix not 3yr!) I'd still gladly have used them had the deal been right for me

    I went for nationwide in the end, same terms but 4.69% and no HLC, suits me very well

    footnote - I do think that HLC charges are very misleading and on comparison website they are almost always omitted which gived very misleading results. Its only when you get to section 7 of the KFI that the truth come out
