Zero vat on tarmac ?

I bought my house, which is about three years old, from the previous self build owners. The tarmac drive had not been finished and i wondered if i can get it done without having to pay vat. I looked up the gov website about it and according to the info I can under 'landscaping pathing attached to property' section as long as it is part of the building work. Is there a time limit to this or can i claim it as ongoing building / finishing work ? Thanks for any help you can give.

    I think in the case of self build, only the self builder could have claimed, and even then they would only have (if I remember correctly) 6 months from the date of issue of the Completion Certificate in which to submit a claim for all the VAT they had paid out..
  • Thanks for reply ... i just mention that when i said self build i mean that the owner did not do the actual building work himself but had the building done to order. Does this still mean 'self build'...?

    Yes, if they purchased the ground and employed a company to build the house, or employed individual tradesmen.

    We did our house that way.

    If nothing has changed recently, then if you buy a "ready built" house you cannot reclaim VAT on anything you do to it afterwards. Stuff done by the builder at your request will generally be VAT free.

    Definately correct.....

    Built my own place and ran out money to do the drive + other minor works. Made my VAT reclaim. Had the drive done last Easter and had to pay VAT on it.
