Remortgage questions

I am about to remortgage my house (fixed rate deal coming to an end). However, I'm a little confused about certain aspects.
I'm unsure about the current valuation of my house - I've looked at 'sold' properties and 'for sale' properties of a similar ilk in my area but IMO these are overpriced. So, I've incorporated a slight increase in value (bought in Q3 2004) and used this for the mortgage comparisons. How do surveyors assess the value? I don't want to be refused a mortgage based on my estimates.
My current LTV (based on estimate above is 89%) I have researched some deals and concluded which was the best for my circumstances - and was about to go to the Cumberland BS (fixed rate 5.22% for 5 years) and ask for a quote. On the TV recently, Martin and another financial expert (whose name escapes me) have stated that whatever happens 'don't go it alone, always speak to a broker". My previous experience of a broker was simply someone who took our details and then turned round the monitor of the pc to show me what was on offer. There was v little 'advice' so I'm somewhat sceptical about what a broker actually can offer me. What should I expect a broker to offer?
