Mortgage advice needed.....

We bought our flat 2 years ago from my Uncle so it was a pretty straightforward sale, however now we want to move to a larger house as we have had a baby and we have managed to find a property we like. Our mortgage is currently with the Halifax and we are tied to a fixed rate for 5 years, as we have only been paying the mortgage for 2 years I need some advice on where we stand. The estate agent who valued our house said we can "port" our mortgage??

We bought our flat for £38K and have now had it valued in the region of £60-63K the one we are interested in is offers over £77K (Scotland). I am completley new to this - so if I was putting in an offer of £80,000 for example and I am able to keep my mortgage with the Halifax how does it work.

Thanks in advance for any advice as I dont have a clue about these things:confused:
