Too good to be true?

Hi there,
i'm new here. Just wondering what your thoughts were on this deal First Direct have at the moment.
Its an offset tracker that follows BoE rate for 2008 and then revert back to svr from 01.01.2009. No product fee as i'm remortgaging from anoher lender, valuation free will be refunded on completion for same reason. Before end of year you can change to another product (svr is expensive!, not paying that) and there no redemption fees.
Whats the catch? I spoke to someone at FD and he confirmed that this is the deal. No fees whatsoever upfront or on leaving. Great, where do i sign.
PS. i have nothing to offset but i'm not bothered about that.
