Which Loan?

We are hoping to embark on a joint venture with some friends of ours. We are lookng to buy a lease on a local pub. We need to raise around 30k. I believe an extension on my mortgage is not possible because it's a business. Most loans I have looked at stop at 25k. Anyone got any companies in mind that do good business loans other than banks?
