Clarification on a couple of allowable expenses

in Cutting tax
Despite reading lots of info from HRMC and a couple of tax books, I'm still unsure about a couple of items and whether they constitute allowable expenses for my self assessment tax return.
I let an unfurnished property, and this is my first year, and first SA return. I know I cannot deduct curtains, carpets etc., and also know that I don't qualify for wear & tear allowance since the house is unfurnished.
However, can I deduct the cost of white goods (fridge freezer and washing machine), which were required in order to let? House was a new build so none of these items were present already.
Also, we were unfortunate enough for our lovely first tenants to take these white goods with them on departure, as well as destroy the bathroom door.
Can I claim the cost of replacing the stolen white goods and fixing the vandalised door as allowable expenses? Just wondered if theft/vandalism somehow changed the situation from general maintenance/repair?
Thanks!

I don't know but have you called the tax office? They are very helpful with stuff like this.0

I am not sure why the replacement would have cost you anything since you would either have covered the costs from foreited deposits or insurance.
You would claim capital allowances on the items you describe.0
