Anyone heard of an IRI Lease (moneysaving idea)

Hi everyone,
I run my company from home, I have decided to lease the offices on the ground floor of my home to my company, my accountant says this is a good idea for many reasons but mainly i will be able to easily draw down dividends and therefore reduce the amount of salary i draw and save on PAYE.
Does anyone know a website where I can download a template for a I.R.I.Lease (Internal Repairs Insurance lease) . Any advice gratefully recieved Thank you:rotfl:
