self-build non-status mortgage anywhere?

??? We are trying to find a self-build mortgage. I am self-employed and we would prefer a non-status mortgage as the profits from the business are not great. We take a reasonable salary each month and plough a lot back into stock.
We have very good equity in our present property and would be reducing our mortgage on the new house by at least £20K (depending on final build costs).
Has anyone found a decent broker that can help with this. We had no problem at all in getting a non-status mortgage on our current property, but with self-build all the goalposts seem to have moved! We find this bizarre as our mortgage on the new build will only represent about 40% of its value.
Can anyone point me in the right direction or can either of the brokers advise?

Thanks for the suggestion, but because I deal in out-of-print books I need the stock to offer a selection. Unfortunately I have to buy collections when they come up and can't rely on finding the necessary stock as and when I need it.0
