where is this 4.54% fixed rate?

FIXED RATE MORTGAGES GETTING CHEAP!
The UK's base rate hasn't changed, yet the long term city rates which guide fixed rates have dropped. Forget the gobbledygook, it means fixed rates are a lot cheaper than they were - you can now get a 5 year fix at 4.54%! Time to remortgage.

great rate but quite possibly the worse lender I have ever dealt with in my 15 year career!!!!!

They are slow,make mistakes don't respond to faxes , phonecalls or emails etc etc....I have only recently recived a valuation cheque back for my client from them after 3 months waiting.
I repeat they are the worse lender (and I regularly deal with approx 30) I have ever encountered!!!

That's weird...
Is every other lender perfect?
I've never known lenders to send valuation fee refunds to brokers???

Of course all lenders are not perfect but these are useless.....trying to buy in Biz with a headline rate but giving terrible customer service...an old ploy!
The refund of the val was because after 6 weeks even though the case had been fully agreed they still had not instructed the val...I requested they do this 15 times through different channels and was told on 3 occasions it had been done when it hadn't!!! My client nearly lost the house.I then placed the case with another lender with a slightly higher rate and had an offer within 10 days!!
FYI i am independent and charge a fee and the client gets a full refund of the proc fee if one is paid by the lender..understand??
