I've spoken with an accountant who tells me that so long as you have lived at the house at some point in the tax year the you can claim rent a room and offset anything over £4250. God knows who's right but he claims to have checked on the fact you can claim rent a room even if you haven't lived there for the whole period.
As far as I know you can get around the CGT issue by living at the property for a period of time (3 months I think) before selling the property. I will have to double check this with the accountant though.Contrary to the adverts, tax is actually taxing!0
