Are we too late

Hi, it's definitely not too late. Lenders will usually look at affordability up to your expected retirement age, so they'll want an idea of your pension income if the term runs past it. The deposit is the bigger hurdle: a few lenders offer 100% or very low-deposit products, and some schemes allow a family member to help, so it's worth speaking to a whole-of-market mortgage adviser who can check which lenders fit your ages and incomes before you apply. It's also worth checking your credit files now and keeping your bank statements tidy for the next few months. Good luck, it's a lovely goal to have.

This was directly through banks. I lost trust in brokers after my first interaction with one back in 2001.
