mortgage availability regs for build over problems
There have been a few threads regarding lack of build over agreements for pre 2011 conservatories so apologies if I'm repeating one but I couldn't find any that throw light on mortgage lenders approach to this. I'm really worried about selling my house that I inherited with it's 1980s small conservatory built over a sewage pipe ( manhole cover easily accessible outside of conservatory) .. I made a mistake in contacting the water authority for advice which now means I can't take up indemnity insurance. The water authority were reassuring in that they say they would use any non invasive means at their disposal to access the pipe if any problems, also a blockage last year (found to be much further on under the main road) meant they sent a camera all along the pipe and there was no issue with my small section of it then. I can't see any foreseeable problems at all which would necessitate dismantling or digging up the floor of the conservatory. My question is...would mortgage lenders to prospective buyers see this as a deal-breaker, or are mortgage lenders more pragmatic and not see this as a problem...or do they all differ in their approach to this? Normally these houses are quite popular but I'm worried this problem with getting a mortgage will mean I can't sell it and I can't see any way around it. Any mortgage lenders out there who can advise or anyone in the sane boat? thank you.
