It should be fine from what you have said even at 95% LTV. If you were trying for that skipton 100% LTV product then you have to be more or less perfect to get that and with £25k worth of debt, thats probably not ideal.

One last comment OP, if you are now targeting a £200k/£220k property purchase in 2028 on a 95% mortgage, I think it would be prudent to aim to have your projected savings pot at £12,000 or more by the end of 2027 going into 2028. Obviously the more the better, since you may also have new home start up costs to contend with thereafter.
