Re-Mortgage to incorporate 2nd Charge

Help!!
Ive been going through a re-mortgage process since mid March 2026!

Essentially I have 2 mortgages with the same lender (1 was taken to do an extension) and one of them is out the fixed term at the end of May, the other in 2028.

I also have a 2nd Charge from some overspending on said extension!

I have a mortgage offer which covers the balance of both mortgages and redemption of the 2nd charge, along with any early repayment charges, with a LTV of 37%.

Its with the conveyancers in the final stages, and have been told today that there is a shortfall of £18,900!!

Cant see where that is from at all, and have asked the conveyancer and mortgage lender to give me a breakdown.

Has anyone had an experience with this? Am i missing something obvious as to what this shortfall could be?

Is there an early repayment charge which will end before the remortgage is due to complete? If so, the conveyancer needs to deduct that from the redemptions figures.
