Part boarded my loft 20 years ago, now selling house

Hi all,

I live in a 1997 build detached house, David Wilson homes in Nottinghamshire. I part boarded ( 25% around the hatch area only) the loft upon moving into the property 20 years ago. I am now selling this house. I have read reports that surveyors now condemn boarded lofts due to them oft-being screwed directly on the ceiling timbers that are also part of the triangle structure of the roof timbers, as I have done mine. Is this the case? There has never been a problem with mine. It is no big deal for me to remove these boards ahead of any inspection. An afternoon's work or so. Any thoughts please?

Also I know the modern regulation is 300mm of loft insulation. Even upon moving into my house in 2006 mine was nowhere near this depth, it's perhaps a third of that. Will this be a problem? Again, if it would help, I could buy some insulation and get it down. A pig of a jopb so I'd rather not haver to if I can avoid it.

Again, any thoughts about that?

    I've recently sold two houses with part boarded lofts and the subject never came up as an issue.

    Similarly for the insulation, more is better, and this will be reflected in your EPC so if you are close enough to move up a rating with better insulation then no harm in doing it, but it is also an easy fix for a new buyer so not likely to be seen as a fatal flaw…

    I have seen hundreds of residential surveys and have never heard of the boarding issue. Where are you seeing these "reports"?
