The problem is that you can’t downsize easily off your brood are still at home and need housing, whereas you would have expected them to have moved out.

In generic terms perhaps but in the absence of any specific comment about inseparable children, and you can always move and not tell them, that assumption is somewhat irrelevant in the broader scheme of things.
House prices have increased on average by over 74% in the last 20 years and the OP claims to still have a LTV of ~65%, one must consider where the capital growth has gone.
