Have you called the solicitors and asked them about it?

I remember back in 2019, I was building a back office system. I wanted it to send out our contracts via email to be signed electronically. EVERYONE I spoke to said it would not be legally binding - except for the law which said providing it captured certain information, it would be.

I pressed ahead and decided to ignore everyone - funnily enough we had the system up and running on the 5th March (2020). Obviously we know what came 10 days later! Funny how all of a sudden everyone else decided to catch up and now it is common practice to have electronic signatures. What I went through for just our contract…

The mortgage process is not going to change overnight. It is changing and improving but some lenders (typically smaller building societies) still want mortgage contracts signed to say you accept it. Most larger lenders work on the assumption if you go on to complete, you have accepted it.

It is archaic, I dont think many people will disagree. But it is what it is. It will improve and maybe by the time you are mortgage free, it will be a lot better. Until then, just be thankful you only have to worry about it every 2-5 years (or longer if you stick with the same lender).

Why is it not going to be simplified any time soon? Why? You telling me nobody has ever been bothered to make a ridiculously laboursome and broken process better/smoother?

It would make things better all round. Not just for the consumer. Surely a better flowing process will make the solicitors life easier too.

But nah, let's keep doing the same old stupid box ticking nonsense.

I didn't call them because what's the point? Aside from witness signatures being nothing more than a redundant box-ticking exercise for the solicitor, this process is daft, given that their portal offers the opportunity to download it yourself and yet they will follow up with more physical forms anyway.

I think after this is done I'll provide them with some useful feedback so they can hopefully update their scatterbrained workflow.

"You say its not worth it.

    Then say its worth it…"

I don't know how you got that from what I said.

Today the lender sent me the exact same package as they did last week. I already signed the acceptance form and direct debit mandate permission and sent them last week.

I called for clarification and was told I was sent these forms to sign because I changed solicitors. I told them I never changed solicitors because I never even assigned a solicitor, they did. So he checked and it was them who changed solicitors.

Still, apparently they needed me to sign the exact same forms I already signed and sent off last week. Not to mention, sending out the whole package again, wasting paper. They obviously don't take sustainability very seriously, but as you can imagine, they present a different picture in their annual report (I had a look).

If the letter had even said the reason for being re-sent the package, it would have meant I didn't have to call to find out why. I offered that as feedback to be taken on board. Of course, it will likely be ignored.

At this point I'm finding this more amusing than anything. I can't believe how incompetent and scatterbrained so many of the moving parts of this industry is. You would think that making the process better for everyone involved would be a priority instead of continuing to do the same old stupid things over and over.

You really are making more a meal of this than is necessary.

Take a step back and chill out. None of this is anything to worry about, get stressed about or have a flap about.

It's a few pieces of paperwork to sign and post. Hardly the end of the world!!

You need to take a few breaths, do something else for an hour and then come back to it with fresh eyes. Sign the documents and post them off. It will be ok.

The main point is, I have already signed and sent these documents. How can one not become a bit frustrated when it feels like they are taking the mick? Do you just accept the idiocy of repeatedly signing and sending the same thing?

It was the same thing with the deeds. I had to sign and send them twice, only the second time, it needed 2 witnesses (again, completely redundant and ridiculous).

Why all the repeating of the same things and signing the the same stuff twice? Are these "professionals" unable to see how stupid their processes are and maybe take action to make said processes better?
