    I don't want to pile in here @T8T but please heed the warnings above.  There's no such thing as a free lunch; if you think there is, you are the lunch.  Humdinger 
    definitely - please @T8T be careful . 

    TBH I would have thought that selling the property - taking the inheritance, buying somewhere smaller and more easily managed is probably better in the long run

    Emotionally you may be better moving on from what was your family home. Financially you definitely would. At your age, do you really need the financial burden of a £400k+ mortgage. Worst case, the income doesn’t materialise as quickly as you’d hoped and you end up with the property repossessed. At 60+ you should be looking at buying outright and bolstering your pension. After sacrificing years to look after your parents, now is the time for you.
