Mortgage provider email to confirm funds will be sent on X date...questions?

Hi all,

I'm completing on my purchase soon, all being well...

I've just had the email from my lender stating that the money will be transferred on X date (day before completion).

Does this mean their final checks are all done?

I.e. is it safe for me to apply for credit without impacting the mortgage?

Essentially I have some 0% offers that have expired and I want to switch to new 0% deals but have been putting it off until the mortgage is sorted.

    Remember the sale may not happen on completion date, so you may well be on the market again looking for a house and a new mortgage... God forbid!!

    I'm FTB, not an expert, all my comments are from personal experience and not a professional advice.
    Mortgage debt start date = 11/2024 = 175k (5.44% interest rate, 20 year term)
    • Q4/2024 = 139.3k (5.19% interest rate)
    • Q1/2025 = 125.3k (interest rate dropped from 5.19% - 4.69%)
    • Q2/2025 = 108.9K (interest rate 4.44%)
    • Q3/2025 = 92.2k (interest rate dropped from 4.44% to 4.19%)
    • Q4/2025 = 74k (interest rate 4.19%)
